Real estate investing involves risk. Nothing on this website or in any program, book, download, email, or call is a promise or guarantee of deals, income, or results. Any deal examples shown, including Jeff's own, are illustrations of what the methods produced in specific situations, not a projection of what you will earn. Program Terms: Predictable Pipeline Elite
1. The Program
Predictable Pipeline Elite is a 12 month group coaching program for real estate investors led by Jeff Colón, including 24 live group implementation calls (two per month, 60 to 90 minutes each), instruction in the Predictable Pipeline system, and live deal review. Enrollment is by application or invitation.
2. Payment
The program fee is $12,997, payable at enrollment. Your spot is reserved when payment is received in full.
3. No Refunds. All Sales Are Final.

4. No Earnings Guarantee
The earnings disclaimer above applies in full to the program.
5. Intellectual Property
All program materials, systems, checklists, scripts, recordings, and methods are the property of Jeff Colón and The Real Estate Operator. Your enrollment grants you a personal, non-transferable license to use them in your own business. You may not share, resell, teach, record, or distribute program content or materials to anyone outside the program.
6. Community Conduct
The program runs in a small group. Treat other members' deals, numbers, and information as confidential. Jeff Colón reserves the right to remove any member who disrupts the group, violates confidentiality, or misuses program materials; removal for cause does not entitle the member to a refund.
7. Term
The program runs 12 months from your enrollment date. Missed live calls are not credited or refunded, though sessions may be recorded at Jeff's discretion.
8. Chargebacks
You agree to contact us to resolve any billing question before initiating a chargeback with your card issuer.
